The Shoppes on 5th Street
Strip Mall Land Development Planning
Berks Surveying & Engineering, Inc. was contracted by our client, Folino Construction, to take this project from conception to completion. We started by creating a Feasibility Study to take to Muhlenberg Township to get comment from planners and zoning officials on the design, before starting more extensive design and site work. Next we performed the work to acquire a Highway Occupancy Permit (HOP) for low volume traffic entry and egress driveways. Then we performed the boundary and topographic surveying to verify the boundary and existing site features and conditions. During the preliminary design phase, we communicated with the utility companies and public works officials for proper building placement & parking/road access design. Erosion & Sedimentation Control (E&S) and Stormwater planning came next and we nurtured the project through county conservation district and township approvals, to make sure the construction would be environmentally friendly. Then we finalized the land development & E&S plans and saw them go through final approval at township and county meetings and recording at the county courthouse. We did the construction stakeout and, from pre-construction to post-construction, we did the necessary inspections to make sure everything was completed to required specifications with as-built and post-construction approvals and permit terminations.
